But today, look at Sengkang and Punggol – well developed within a short span of 5- 10 years and prices there are going for $900psf at least for TOP projects. I urge you to have long sightedness to see the future growth of these plots of empty lands between Bukit Panjang and Hillview.
This development near 2 future MRT Stations – Hillview and Cashew Station will be up in 2015. Based on the properties with MRTs near them, the potential of capital appreciation is very high. The prices are now asking at about $1100 to $1300psf which is still a STEAL when the nearby new launches like Hillion Residences are going for $1400psf, Maysprings Condominium are going for $1000psf and Foresque Residences subsales are going for $900 – $1100 psf when it will TOP in another 1 – 1.5years’ time from now.
So, may I ask you if prices are usually increasing from New launch -> Subsale -> TOP projects? So based on the nearest Foresque Residences, do you think the prices will still go up? I personally think so.
Future Growth of Bukit Panjang
Government announced in Budget Debate 2012 about the 7 new hawker centres that will be built since a stop from 27 years ago. Bukit Panjang will be the first to have a new completed hawker centre in 2014 also featuring eco design.
The new MRT line in which I have mentioned above – Hillview MRT and Cashew MRT station that is due to complete in 2015. The all new bus integrated hub with Hillion Residences above and a 2nd shopping mall within the bukit panjang and in fact the 3rd if you consider Junction 10.
So, why do you think the government is spending so much money in this undeveloped estate? I leave you to think about the answer!
The development itself
Many private owners love to stay in quiet and serene environment so, with a bonus of greenery all around you and with added eco features, is that a yay or nay?
If you look from the site map, the best stacks in my personal opinion are Stack 9, 10, 16, 15, 13 and 14. The rest will be blocked by the future developments. (TBC as I have not stepped into the development yet.)
The very large area denotes full condo facilities even with 2 tennis court and skating rink! It is very rare to find such facilities in the newer condos nowadays.
I know and truly understand how we parents need to plan for our dearest kids’ Primary School enrolment and this is one key factor in making our decision for the housing needs. Thankfully, this development is within 1km to famous and reputable Bukit Panjang Primary School and 1.2km to CHIJ Our Lady Of Peace.
